    many national retailers. The center is located at the intersection of
    Lebanon and Preston Road. Traffic counts in the immediate area exceed
    55,000 cars per day.
    The Frisco area of Texas is a rapidly growing city. It has seen an 87%
    increase in population since 2000 and is expected to increase another
    25% within the next five years. The average household income within a
    three mile radius for 2008 was approximately $104,000.
    This Taco Cabana is located within an area that is seeing a lot of new
    development. Within the same center are national tenants such as
